Buyer/Seller

We know that buying a home or investment property can be an overwhelming experience. The staff at Priority Title is here to help you through this process. Below is a general outline of what happens at closing:

  1. A signed Purchase Agreement is provided to lender and/or Priority Title to begin the process. All contact information for the parties involved in the transaction is provided to Priority Title.
  2. Prior title insurance and/or abstract for property is provided by seller to Priority Title to begin title search process. Priority Title requires a completed and signed Authorization form by seller to receive payoff information for any and all mortgages on property.
  3. Title Commitment completed and sent to lender and/or parties involved.
  4. Buyer and lender communicate to complete loan process.
  5. Priority Title is contacted to schedule closing date and time.
  6. Priority Title prepares the Closing Disclosure form (closing numbers for transaction) and provides to lender and/or parties involved.
  7. CLOSING DAY!!

There can be a lot of excitement once closing day occurs. As a reminder, below is a list of items required at closing:

Buyer:

Photo I.D., Certified funds (if required), as well as any documents required by lender.*

*Estimated Closing time for Buyer: 30-50 minutes

Seller:

Photo I.D., Certified funds (if required), as well as any and all keys/garage door openers for property.**

**Estimated Closing time for Seller: 15-30 minutes

What is title insurance/Why Buy it

A clear title is extremely important to the sale and purchase of a property. Title insurance gives you the assurance of receiving clear title to property, along with informing the buyer of any rights or claims which may threaten title (i.e. fraud, forgery, title errors..those restrictions not shown by public record.) Fidelity will protect you by: (1) Defending your title, if necessary; and (2) Paying the cost of settling a case to protect your title. Unlike other insurance, the premium you pay is the only cost. There is no annual premium to keep your policy as long as you own the property. Title insurance is simply something you shouldn't have to worry about... it is something you should have.
